There are three large bedrooms, Smart TV's, three full bathrooms, three floors, a large open kitchen & living room & an amazing outdoor living area. Foosball, pool table, hand shuffleboard & 65" Smart TV in basement! The main floor features a bedroom with a queen-sized bed, Smart TV and a walk in closet, a full sized bathroom with a shower/tub combo, a spacious living room with a Smart TV and DVD player with a ton of great movies to watch, dining room that seats six and a full-sized kitchen which includes an island with four bar stools. Help yourself to the coffee, tea, spices, condiments, salad dressing and snacks we provide! We also have a laundry room with a washer and dryer for you to utilize as you wish. The upper floor features one loft style bedroom with king-sized bed, Smart TV and a walk in closet, a full sized bathroom with a standup shower with a bench seat with a ton of counter space and a loft style living room with a pull out queen-sized sofa bed. There's a huge wrap-around porch, indoor/outdoor fireplace with comfy rocking chairs and additional seating on both front and back patios if you enjoy taking in the fresh air or dining outdoors! The finished basement boasts a third bedroom with two queen beds, a living room with a 65" Smart TV, foosball, hand shuffleboard, pool table, second stove/oven, additional counter space, sink, full bathroom with a standup shower, a bar and private entryway. WATER TAXI: If you plan on dining at The Blue Heron of Charles City (the local restaurant just a few minutes away), they will send a water taxi to pick you up at our dock free of charge! Help yourself to the coffee, tea, spices, condiments, salad dressing and snacks! Guests have access to the entirety of the home with the exception of a hospitality closet. You are welcome to use any of the outdoor areas including the pier and the outdoor fireplace on the front porch! The owner lives 5 minutes away and he is always available if guests need anything or have any questions or concerns. We are always available by text, call or messenger. Car necessary, ample parking space is available in front of the property. Large gravel parking area. The most popular fish to catch on the Chickahominy River are yellow perch, white perch, black crappie, channel catfish and blue catfish. The water is extremely deep off the end of the pier, approximately 40' deep. If your requested dates are showing as available, you are welcome to proceed with your booking! - EARLY CHECK-IN: Due to our high number of turnovers, we cannot accommodate early check-in or late check-out requests. - CANCELLATION POLICY: Please read and understand the cancellation policy prior to booking. This policy is firm, and we will be upheld in the event of a cancellation. We recommend purchasing travel insurance if you have concerns that you may need to cancel your reservation for any reason. - PET POLICY: We only allow dogs; no cats. This is non-negotiable. -Check-in time at the property is 4:00pm. -Check-out time for the property is 10:00am. -If you move furniture for whatever reason please return it to its original location. There is a $75.00 charge for not returning items to original location. -Please set thermostat (upstairs and downstairs) to 72 degrees in summer months and 68 degrees in winter months upon check-out. -We are pet friendly. However, we only accept dogs. -Do not let your dogs leave the property unless they are on a leash. -Please clean dog waste in the yard. -Please keep doors closed at all times to prevent bugs from entering the home. -Please only place toilet paper in the toilet, as we are on a septic system. -Any and all acts by guest(s) and/or its invitees, that result in damages to the property or its contents, whether such act was intentional or the result of negligence will allow the host and or owner to deduct from the security deposit any and all cost incurred or to be incurred in returning the property or its contents to its original state and/or replace the item(s) as needed. -Owner is not responsible for articles left in the premises. If a valued item is left behind, it will be a $50.00 service fee, plus the cost of postage to return to guests. -Guest(s) shall leave the property in neat and undamaged condition. -Lost keys or lockout will result in a $100.00 charge. -Respect thy home and neighbors. -Enjoy & have a blast!
