Rusmar Farm: Equine Country Living 'n Powhatan, VA

Welcome to the one-of-a-kind Rusmar Farm in Powhatan, VA! Immerse yourself in the beauty of country living where horses gracefully roam scenic fields, embodying the soul of our rustic haven. Our charming 150-year-old farmhouse is a perfect blend of equestrian elegance and rural serenity, offering stunning views of sun-kissed pastures and wooded areas adorned with majestic equines. The farmhouse features three bedrooms, each flooded with natural light and offering unique views of the horses. The master bedroom boasts a queen bed and direct access to the full bathroom, while the other two bedrooms house a full-size bed and a twin bed. Two of these bedrooms feature ceiling fans for added comfort. All linens and towels are provided for your comfort. This one-story antique farmhouse with a rich history is a unique retreat. The owners live on the property in a separate home, respecting your privacy while being available for a warm hello or assistance. Explore the adjacent antique shop for vintage gems during your stay. Inside, cozy up by one of two propane fireplaces. For comfort, the home is heated with portable radiators in winter and cooled with window units in summer. Please note that there's no internet/Wi-Fi, but cell service is reliable, and you can use your hotspot if needed. The owners are delighted to offer guided tours of the property, showcasing horses, trails, and even ATV rides (small donations are welcome!). Additionally, riding lessons are available for an extra fee of $50 (signing a waiver is required). Please keep in mind that this is a working farm. You may spot the owners tending to the horses and the farm in the early mornings and late afternoons. Unplug and unwind with board games or DVDs in the family room, as there's no cable or streaming services, or enjoy a game of cornhole outdoors. The well-appointed kitchen, equipped with a gas stove, microwave, Keurig coffee maker, toaster oven (and more), leads to a dining area with a drop-leaf table. The full bathroom includes a sink, toilet, and tub/shower combo. For a unique experience, utilize the 2-seater Johnny outhouse with two toilets. Guests are welcome to use the all-in-one washer-dryer during their stay. Read in the bay window, sip morning coffee on the patio, pony up with a "pony," and experience farm life at its finest. This proximity provides convenience to city amenities while enjoying the more relaxed pace of rural living. A car is recommended when visiting our home due to its rural location. There is ample parking available for up to three vehicles in the driveway area on the side of the house. Additionally, we have a motion light that turns on in the driveway area and the mudroom light is left on for guests arriving after dark. Please Note: While our home sleeps a maximum capacity of 5 adults and children combined, we have a small sleeper sofa that can accommodate no more than 2 additional children, if absolutely necessary. Kelly's Comfortable Quinton Home

Kelly's cottage is a quaint, quiet and cozy cottage surrounded by century old majestic oaks in a peaceful neighborhood community. The intimate, comforting feel of a mid 20th century brick rancher is like no modern home that you can find. Enjoy a cup of hot cocoa next to the bonfire in the spring and fall. Visit a long list of amazing local wineries, restaurants, microbreweries, Civil War Battlegrounds and a plethora of other astounding local attractions. Dog friendly with a spacious backyard. Upon entering our home, you'll be greeted by a cozy living room with a television for your entertainment needs. Through the hallway you'll find the three bedrooms, which include two queen-sized beds and a twin over twin bunk bed room, along with a full sized bathroom. Off of the living room is the spacious kitchen, containing any and all utensils/cookware for your prepping and cooking/baking needs, as well as a convenient half bath. From there, you'll find a second living room to enjoy with a television and a laundry room for you to utilize during your stay, as well as exercise equipment. We encourage our guests to enjoy the backyard which includes a patio and outdoor furniture. ~3 bedrooms ~4 beds ~1.5 bathrooms The kitchen is stocked with all kinds of things that you are welcome to enjoy. There is coffee for the regular coffee maker and K-cup pods, creamer, sugar etc. located in the drawer next to the Keurig. There are condiments, bottled water, salad dressing, spices and snacks etc. in the refrigerator and cabinets. There are plenty of dishes, drinking glasses, wine glasses, silverware, cooking utensils, pots, pans, baking sheets in the cabinets. There should be anything required for cooking and preparing meals. There is also a gas grill located outside the back door that you are welcome to use as well. Bath towels, hand towels and face cloths located in the bathroom. Bedding for the sleeper sofa is located is the basket in the living room and there is an additional bed spread located in the master bedroom and additional pillows located in the master bedroom closet. Throw blankets are located next to the couch in the living room. You will have access to the entirety of the home and property with the exception of two hospitality closets in the hallway.
