The bunk bed room, with its four built-in twin beds, is ideal for children or additional guests. All beds are fitted with custom luxury hotel linens, ensuring a restful night's sleep. The lower level of the home boasts a game room equipped with a kitchenette, fridge, pool table, and other games, providing endless entertainment options. This level also grants access to the enclosed porch, a serene spot to relax and enjoy the surroundings. Both full bathrooms are stocked with all the essentials, including shampoo, conditioner, and body wash dispensers. The in-unit laundry, located on the bottom floor, ensures you have everything you need for a comfortable stay. Pets are welcome, so feel free to bring your furry friends along for the adventure but note that we don't have a fenced in area for them. The property features two expansive decks, perfect for taking in the stunning hill country views. One deck is open with comfortable furniture and a hanging chair, ideal for soaking in the scenery, while the other is screened in, perfect for enjoying the fresh Texas air in the evenings. The decks are perfect for relaxing outside or BBQing. Parking is available in both the upper and lower driveways. The upper driveway has an electric vehicle charger available and offers a steep walk down some stairs, while the lower driveway requires climbing 61 steps but provides easier parking. As with any lake house, there are a lot of stairs on this property. We recommend exercising caution on any of our stairs, inside or out. Please inquire if stairs cause an issue with your guests. Please note that Lake Travis is a dynamic reservoir known for its fluctuating water levels, designed to capture water during rainy seasons and conserve it during drier periods. It has been a couple of years since water has been behind our property, and it is currently a field where the water once was. For guests interested in monitoring the lake's water levels during their stay or planning their waterfront activities, up-to-date information can be found by searching "Lake Travis Water Level". We remain hopeful that the water will return soon, adding to the beauty and adventure of staying near Lake Travis. Cypress Creek Park is just down the road. There is a public boat ramp as well as many picnic benches. We can provide referrals for on site yoga classes and massage therapy at the house. If you need recommendations, we'll be available to provide them otherwise you'll have complete privacy. We'll provide you with access information before you arrive, so you'll have super quick and easy entry. After booking you'll be provided a link where you can purchase upgrades to your booking such as early check-in and late check-out, additional cleanings, and more that will make your Austin experience even better! We don't charge a security deposit! Where many hosts charge over $500, and where you as the guest risk them not returning your deposit – Austin Vacay remains guest-centric by charging a one-time, non-refundable fee (already included in your booking price) which provides up to $1,500 of coverage towards unintentional rental property damages (subject to plan terms and conditions). The house is situated right on Bullick Hollow Rd, which gives you direct access to FM 620, as well as 2769 (Lime Creek). There isn't much public transportation in the area, so you are best having a car available, but you can easily use any ride-sharing company like Lyft or Uber into downtown and back. We will provide codes in your booking email and in the House Manual. We have security cameras outside of our home at the entrances for added security and your peace of mind. We do not have any cameras inside of the home, respecting our guests' privacy. 1) Check-in is at 4 PM 2) No smoking allowed (of any kind) ($350 fine) 3) No loud noises after 10 PM per city ordinance 4) No events or parties 5) Feel free to inquire about bringing your dogs along. We allow a maximum of two small dogs, each weighing 35 lbs or less. Unfortunately, cats are not permitted. There is a one-time pet cleaning fee of $85. Please inform us in advance if you plan to bring a dog so we can prepare the necessary cleaning supplies to eliminate allergens before the next guest arrives. If we do not receive notice at least 48 hours before your check-in, the fee will be $105. While staying with us, dogs must be crated when left alone, should not climb on furniture, and must not be left outside unattended. Owners are responsible for any damages caused. 6) The cleaning that you pay for is to clean the home prior to your stay. We don't expect you to scrub the home, but simply pick up your trash and put everything where you found it 7) Minimum age requirement is 25 8) If you do not check out on time (11AM) you will be charged an additional night 9) Please see the House Manual emailed to you a few days before your stay 10) There are a maximum of 4 vehicles allowed on the property. Dirt bikes and other off-road vehicles are not allowed on the property. 11) Trailered boats and personal watercraft are not allowed on the property. They must be parked and left at the Cypress Creek Park. 12) Please respect our neighbors and their property. Do not park or stop on their property. 13) Please minimize the in and out traffic on the lower driveway and close the gate behind you.
