Whether you come to Nashville for a weekend, a week or a month, you will find everything you need in this vibrant, fun house that was specifically designed for groups who value comfort and lifestyle. The house is located in the trendy East Nashville, only a few min away from DT, and is ideal for foodies, and people who would like to explore Nashville from touristic to local spots. It features a private car garage, and 2 roof decks! We are happy to host special events, if you inform your host. ~The 1st floor features: ~ A bedroom w/ queen bed, a roll-away bed and TV ~ Full bath ~ Access to the private 2-car garage (we have an EV outlet HOWEVER please know that we do not have an EV charger) Please bring your charger. ~The 2nd floor features: ~A fully stocked kitchen with essential amenities ~ Living room with smart TV ~Guest bedroom with 2 queen beds ~1/2 bath (living room) & full bath (by bedroom) ~ There is a pull-out couch in the living room. ~The 3rd floor features ~The Primary w/ king bed ~ 1 trundle bed & TV ~Along w/ the 2 roof decks! ~At Humming Host, we take care of our guests, and we take care of the Planet, so that our guests can travel worry-free, and without guilt. From produce bags for grocery shopping to reusable k-cup, from compost bins to an EV charger, we have thought through everything to make the guest journey as sustainable as possible. Finally, we partner with local businesses to offer our guests an authentic taste of Nashville. ~If you are coming for a special occasion and would like to organize an event at the property (rehearsal dinner, bachelorette dinner, baby shower...). All amenities included in the house: - Vegan, all natural, refillable toiletries - Dishes, pots and pans, large blender, silverware and cookware essentials - Eco-friendly TP, paper towels and sponge, trash bags and zero waste dishwasher pods, under the sink in the kitchen - Natural laundry detergent powder - Super HIGH SPEED WIFI (1200 mbps) - Compost bin: all food scraps, the sponge, and all "compostable" packaging can be dropped in this bin, and we empty it for you - Record player and records in the living room - EV charger - Roof deck with outdoor furniture and dining table - Baby package upon request (dishes, hook-up chair and travel pack'n'play - it does not include linens) Guests will have access to the entire house. Guests can park either in the parking garage, in front of the garage, or on Cherokee Avenue (free street parking). The code for this unit will be provided prior to your arrival to the property. We have installed smart locks on the entrance door, and we will provide a code to the guests 1 day prior to check-in. **Please note that we provide amenities such as trash bags, toilet paper, paper towels, etc. If guests want additional amenities, this will be at the cost of the guests. **For families, we are happy to provide a pack n play, a hook up chair, a baby gate (if the unit has stairs), a playmat and toys free of charge. Please feel free to as your Host for availability. Cleveland Park is an up and coming neighborhood located between the trendy Five Points in East Nashville, and Downtown. Although you will need a car while staying at the location, it is extremely easy to get around, less than 10 min from the Nissan Stadium, Downtown, Germantown, or anywhere in East Nashville. The house is among a townhouse complex, all rented on a short term rental basis by various property managers/owners. If you are interested in renting more than 1 house, feel free to reach out to us! We also support local businesses by partnering with local shops to offer our guests a taste of local Nashville! Grab a produce bag to go grocery shopping, and make yourself a delicious coffee using our REUSABLE k-cups. HOUSE RULES: A $35 Damage Waiver will be charged. This is a non-refundable “peace of mind” fee that will give the Guest the peace of mind of not being charged a high fee for damages in the event of an accident that causes damages to the property. Guest will be covered for damages up to $1500. If damages exceed $1500, the card on file will be charged to cover anything above $1500. No smoking allowed either inside the house or on the roof deck. Please read the rental agreement for more info. Only dogs of less than 50 lbs. are allowed, and you need to inform your host if you are traveling with a pet. A pet fee of $100 will apply Please put back umbrellas after usage where they were originally. Please do not take them as it would be a $20 fee. No parties allowed. There will be a $200 fine if a party with more than 15 guests is thrown at the property Private events for up to 15 guests are allowed until 10:00 pm CST, and guests who wish to plan an event need to inform the host. Additional fees will apply. It is strictly forbidden to use glitter in the house, or to tape the walls. Only confettis are allowed. There will be a $200 fee per occurrence if we find glitter or traces of tape upon checking the house after check-out. RENTAL AGREEMENT: When booking this property, guests agree to the following rental agreement. This Rental Agreement and Contract (the “Agreement”) is a legally binding agreement made and entered into as of the Reservation Date written below by and between the undersigned person(s) or company (the “Guest”) and the undersigned owner, manager or agent (“Host”), pursuant to which the Guest has agreed to rent the residence described below (the “Property”), for the duration of the Rental Term for the Total Rental Fee and other good and valuable consideration as described herein. Payment Policy. Payment of the stay will be charged directly by Airbnb, and Airbnb will pay the host at check-in. Cancellation Policy. Bookings canceled at least fourteen (14) days before the start of the stay will receive a full refund. Bookings canceled less than fourteen (14) days prior to arrival are nonrefundable, except for the cleaning fee. If Guest decides to shorten their stay after check-in, no refund can be issued for the unused portion of the Rental Term. If Guest wants to shorten their stay before check-in, and a minimum number of nights restrictions apply on these dates, no refund will be issued. Occupancy. Guest agrees that no more than eight (8) persons for a one (1) or two (2) bedroom apartment, ten (10) persons for a three (3) bedroom apartment and twelve (12) persons for a four (4) bedroom apartment shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. Guests must give an accurate number of sleeping guests to the Host. The number of guests authorized to sleep in the apartment is different from the number of guests authorized to gather in the apartment. The apartment’s capacity for sleeping guests is indicated in the listing’s description, under “room and bed”. Condition And Use Of Property. The Property is provided in “as is” condition. Host shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, TV access, and kitchen appliances. Host shall not be held responsible for such an item's failure to work but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as hot tubs, bikes, pools, spas, fireplaces, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly regarding children. Therefore, such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property. Guest shall always keep the Property in clean and sanitary condition. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors. Default. Guest agrees to abide by all county and/ or city ordinances which obligates the occupant to abide by all of the requirements of the applicable Short-Term Rental ordinance, and other City ordinances, state and federal law, and that such a violation of any of these rules may result in the immediate termination of the agreement and eviction from the premises, as well as potential liability for payment of fines levied. At any time, the Host may terminate this Agreement if Guest violates any of the conditions set forth herein. Upon notice of termination of this Agreement, Guest shall vacate the premises immediately and forfeit all rents. A material breach of this Agreement by Guest, which is in sole determination of the Host, results in damage to the Premises, personal injury to Guest or others, a breach of the peace, a nuisance to others and/or a violation of criminal law or local code, shall be grounds for termination of Guest occupancy. Violation of any of the rules contained herein will result in IMMEDIATE EVICTION AND FORFEITURE OF TOTAL RENTAL FEE. Assignment or Sublease. Guest shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement. Risk Of Loss And Indemnification. Guest agrees that all personal property, furnishings, personal effects and other items brought into the Property by Guest, or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Host shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Host and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Host harmless in all such cases. Release. Guest hereby waives and releases any claims against Host, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on, near, or adjacent to the Property, including any common facilities, activities, or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk, and responsibility. Entry And Inspection. Host reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters, or other authorized persons. If Host has a reasonable belief that there is imminent danger to any person or property, Host may enter the Property without advance notice. Unavailability Of Property. In the event the Property is not available for use during the Rental Term due to reasons, events, or circumstances beyond the control of Host, Host will apply due diligence and good faith efforts to locate a replacement property that equals or exceeds the Property with respect to occupancy capacity, location, and value that meets the reasonable satisfaction of the Guest. If such replacement property cannot be found and made available, Host shall immediately return all payments made by the Guest, whereupon this Agreement shall be terminated, and Guest and Host shall have no further obligations or liabilities in any manner pertaining to this Agreement. Additional Terms To The Rental Agreement. In addition to the standard terms included herein, Guest acknowledges and agrees that the following additional terms and conditions apply to the Guest’s rental of the Property: Utilities: All utilities are included in the Total Rental Fee (TV, Internet, water, electricity). Cleaning Fee: A cleaning fee of $250 per stay applies to the cost of the reservation and is due upon final payment. Smoking: All forms of smoking and/or vaping on the Property, either inside or outside (including balconies, main entrance, lobby, and parking garage), are strictly prohibited. Evidence of smoking and/or vaping, such as ash or odors of any kind, will result in automatic loss of the security deposit. Minimum Age: Guest must be twenty-one (21) years old or older to book an apartment. The person whose name is on the reservation must be present during check-in and throughout the duration of the stay. Building Quiet Hours: The building’s quiet hours are between 10:00 PM CT – 8:00 AM CT. There will be a $200 fine per noise complaint that occurs during this time. All apartments have noise-level monitoring devices. Please note that these devices can only monitor the noise level in decibels and do not record anything other than a decibel reading. Long Stays: Any booking that exceeds fourteen (14) nights will be subject to a mandatory deep clean equal to the cleaning fee. Pets: No pets of any kind are allowed in the apartments or on the Property. There will be a $300 fine for any violations. Maximum Capacity: Guest may not exceed the apartment’s listed capacity without Host approval and necessary fees. Note: Listed capacity may change due to local COVID-related regulations and restrictions. Parties: No parties or gatherings are allowed anywhere on the premises. Security: For security reasons, there are security cameras in the common areas of the building, parking garages, and outside of the building. There are no recording devices in any of the apartments. Damages: Upon cleaning the apartment, any missing or damaged items will be the responsibility of the Guest. Please do not tape or adhere anything to the walls, and do not use any glitter or confetti in the apartment, especially on rugs, sofas, beds, or in the hallway. An extra cleaning fee may apply if more than reasonable time cleaning the unit is required upon checkout. For damage to walls, a damage fee of $200 per occurrence may apply, at Host’s discretion. Stained linens and towels will be charged $20 per item. Check-In and Check-Out: In-person check-in is available between 4:00 – 6:00 PM CT. After 6:00 PM, only self-check-in will be available. Check-out is prior to 11:00 AM CT. We ask you to kindly inform the Host of ETA as soon as it is known. Early check-ins and late check-outs are based on availability and can be requested one day before from Host. Additional fees may apply. Security Deposit: A deposit of $300 for one (1) and two (2) bedroom apartments and of $500 for three (3) and four (4) bedroom apartments will be placed as a hold (not a charge) on the credit card on file, two (2) days prior to checkout. It will be released after seven (7) days, provided that there was no damage in the apartment or violation of house rules. For stays of fourteen (14) days or longer, a security deposit of $500 will be charged. This will be refunded after check-out, provided that no damage was done in the apartment, and no rule was violated. A credit card must be provided to guarantee reservation. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily housekeeping service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Parking: Parking is limited to two (2) vehicle(s) per apartment for two (2) to four (4) bedroom apartments, and one (1) vehicle per apartment for one (1) bedroom apartments. Vehicles are to be parked in designated parking areas only. The apartment number is indicated on the parking spots you can use. Please use the parking spot dedicated to Guest’s party. Parking on neighbor’s private properties is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. No RVs, trailers, boats, buses, or similar vehicles are allowed on the Property. Recycling: We kindly ask you to use a blue or clear bag for recyclables in the apartment. Plastic bags, plastic wraps, plastic straws and utensils, food, and glass CANNOT be recycled. If you are not sure what to recycle, ask Host or use the trash, to avoid contamination. A compost bag will also be provided to dispose of compostable items. Both a compost bin and recycling bin are located on the property. Deliveries: The Property does not have a 24/7 concierge. While packages and/or deliveries may be delivered to Property, Host is not responsible for lost, damaged, stolen, or missing packages or deliveries. Reception can receive packages and deliveries when staffed; otherwise, the package or delivery will be left in the lobby. Guest may ask Host to deliver package to the Guest’s unit but is under no obligation to do so.
