Just minutes from downtown Cocoa Beach, you’ll enjoy easy access to some of the best eateries, coffee shops, and bars on the Space Coast. At the home, you’ll enjoy a peaceful canal where you might just see our resident “flippered guests”, dolphins and manatees. Cast a line from the dock and fire up the charcoal BBQ grill while your crew takes a dip in the heated swimming pool and spa. Options also include outdoor games or soaking up the sun in the loungers. When it's time to wind down, the screened patio offers an inviting outdoor dining setup and lounge area, perfect for catching sunsets and sunrises alike. Plus, the backyard and nearby beach offer prime seats for catching rocket launches from Kennedy Space Center. If you're feeling adventurous, follow the canal to Thousand Islands (Indian River Lagoon & Banana River), where you can explore the iconic mangrove tunnels and see some of the best bioluminescence in the US. Rental Agreement: All guests must sign a rental agreement within 48 hours of booking (or immediately if arrival is within 48 hours). Failure to sign will result in cancellation of the reservation with applicable penalties. 2. Max Guests/ Min Age: of 8 persons at any time/ applies 24 hours a day, including infants and children. Contracting guest must be at least age 21 (or active military) & an occupant of the Property. 3. Transportation: Vehicle recommended but walking distance to nearby amenities; bike rentals available through Southbound Stays or nearby. We can accommodate up to 4 vehicles/ trailers in the driveway. 4. Fencing: Our backyard is fully fenced on 3 sides/ around the perimeter of the home but there is no fencing along the canal (see photos). Use extreme caution with young children and dogs. When using the pool, dock, patio or backyard, the neighbors on other side of canal or next-door can see you. 5. Sleeping Arrangements: 2 king beds + 1 queen bed + 1 sofa queen bed, up to 8 guests. 6. Dynamic Rates: Our rates vary based on the day of the week, season, and other factors. Please enter your exact dates and guest count for accurate pricing. 7. Saturday check-ins/checkouts: not available. 8. Pets: We welcome potty trained dogs with a non-refundable pet fee of $25/day. Please indicate the number of dogs (max 2) during or after booking. The pet fee is in addition to your reservation total and will be requested separately after making your reservation. Payment is due within 48 hours of reservation being made or immediately if reservation begins within 48 hours. Cats, birds, reptiles, ferrets, and other non-human animals are NOT allowed. Additional pet "house rules" apply. 9. Nature and Pests: Expect bugs in the South. While we take precautions to prevent critters from entering the home, occasional encounters are inevitable. 10. Home Age: Our nearly 80-year-old home underwent a renovation in 2019 however has retained some charming creaks and imperfections unseen in photos. 11. Smart Home / Security Features: Our home is equipped with smart home technology and security devices. Exterior security cameras are installed at the front door facing the walkway and over the garage facing the driveway and the sides of the home (to monitor pool equipment & kayaks). There are NO interior cameras present. A noise monitoring device that transmits decibels only (no actual audio) is located in the living room to help us stay in compliance with city & county regulations. Echo devices are available and considered listening devices inside the home. If preferred, echo devices can be unplugged for your stay. 12. Kayaks & bicycles: Available for additional fee, must sign separate waiver. 13. Boat lift: Must sign separate waiver to use.
