The Brooklyn is an upgraded home with all the amenities for a spectacular resort-style getaway! Located in Indio, California, The Brooklyn is a newer construction home with a custom 40-foot saltwater pool & spa. Enjoy a stylish & unique floor plan with stainless steel appliances, quartz countertops & custom tile backsplash in the kitchen. The breakfast bar has seating for five people and the dining table seats six people comfortably. Enjoy your favorite Netflix series on an 87" HDTV in the living room. Upstairs immerse yourself in a movie theater atmosphere with a 120" screen and 4k laser projector. Outside, root for your favorite sports team on the 65" smart TV while BBQing. Soak up the sun in the 4 lounge chairs in the pool or chill around the outdoor kitchen with 8 barstools, gas fireplace as well as a firepit. There's plenty to keep everyone busy inside or outside. Outside, try your hand at ping pong, air hockey, or cornhole. Inside the game room you'll have hours of fun playing a game of pool, darts, shuffleboard, basketball, Golden Tee golf or one of the many arcade games or board games. Sit back and listen to your favorite music on the jukebox or on the whole house sound system by Sonos. Four of the bedrooms have private, ensuite bathrooms and consist of two king beds and two queen beds (one queen bedroom is on the main floor.) (Sleeps 2) Bedroom #4 upstairs primary suite features a king-sized bed, bi-folding glass doors with a private balcony, ceiling fan and smart TV. The spa like bathroom features a soaking tub, separate shower, two vanity sinks, and a makeup vanity. (Sleeps 2) Bedroom #5 is located upstairs off the primary bathroom / bedroom #4 and features a kid's atmosphere with bunkbeds. (Sleeps up to 4 kids). We are 8.4 miles from the Indian Wells Tennis Gardens, and 8.6 miles from PGA West. POLICIES: -Primary guest must be 29 years of age or older to rent and must provide a government issued ID upon booking confirmation. -Looking for responsible & respectful guests. This is not a party house. If you are looking to party, book somewhere else. -Check-in time is 4:00 PM. -Check-out time is 10:00 AM. -Quiet time is from 10:00 PM - 8:00 AM. Absolutely no music is to be played outside after 10:00 PM. -$1500 security deposit is required. The security deposit to be processed as a hold by a third party on Guest's credit card. -Signed rental agreement (completed electronically) is required. -Only the people on the vacation rental agreement at the time of booking are allowed at the property. To invite others is a violation of the vacation rental agreement and private home rental ordinance and you will be required to leave in addition to being charged a violation fee of $1500. -Absolutely no parties are allowed. -No smoking or vaping inside the house or game room. An additional $250 cleaning fee will be imposed for any violations. -Absolutely no pets allowed due to host allergies. An additional $400 cleaning fee will be imposed for violations. -Complimentary spa heating. -The pool is not heated. If you would like to heat the pool, there is an additional fee. -Pool / Spa hours are 8 AM - 10 PM. -No glass permitted outdoors near the pool or spa. It is the responsible guest's obligation to ensure the safety of everyone on the property and most notably around the pool and jacuzzi at all times. -There is no garage as it has been converted to a game room. -All vehicles must park in the driveway; maximum number of vehicles is two. -There are multiple security cameras on the exterior of the property that record audio & activity when there is motion. There is one security camera in the game room. By booking this stay, all guests release the owner and management company of the property from any and all liability for the unintentional exposure or harm due to COVID-19. LIABILITY WAIVER: You understand that swimming is at your own risk and that special risks may be involved with swimming. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or their facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s), and we will not be responsible for shipping them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property. Guest will have access to the entire home. Guests can reach us thru the booking channel and also by phone. Our normal return time is less than 10 minutes. We recommend bringing your own vehicle. If you are using a rideshare with Uber/Lyft, instruct your driver to enter from Avenue 44 and to provide your name and the home address to the gate attendant. Guests are required to park in the driveway; two vehicles max. All guests must show a photo ID to the gate attendant upon each entry into the neighborhood. No overnight street parking allowed per HOA rules. -The house is most suitable for up to 8 adults and any configuration of children with up to 8 adults. -There is no overnight street parking allowed without HOA & host authorization. Vehicles will be ticketed at the guest's own expense. -All vehicles must be parked in the driveway; maximum # of vehicles are two. No RVs/Trailers or vehicles with commercial/business logs/emblems are permitted in the community per HOA rules.
