On the main level you will find the kitchen and living room, each with a sliding door opening onto the upper deck; master bedroom and bath suite with a door opening directly out onto the upper deck; as well as a second bedroom with a queen bed and another full bathroom. On the lower level is another large living room with 2 sleeper sofas, a bedroom with one twin bed and one double bed, and a full bathroom. The 55 inch Samsung TV is in the lower level living room. Also on the lower lever is the washer and dryer (laundry detergent provided). From the sliding doors on the lower level, you will exit onto the lower patio level with an outdoor eating area protected from the rain. The garage has been converted into a game room with a pool table and a ping pong table. Don't worry, there is still plenty of off road parking in the driveway in front of the garage and a secondary parking area at the side of the property. There is a Level 2 Electric Vehicle charging station in the garage, available for your use. (Dock, water slide, swimming, kayaks, rowboat, canoe, and stand up paddle boards are available during the appropriate seasons only. The game room is unheated. ) Guests will have access to the entire house, except for one or two small locked supply closets. We love our area in every season of the year. Fall brings beautiful leaves and great hiking and mountain biking, or ride the Airline Trail. Winter is a peaceful quiet time here, with hiking, skating, cross-country skiing, and ice fishing. Spring means beautiful flowers, pleasant temperatures, more hiking and biking, and a return to boating. And I guess we don't need to tell you how beautiful summer is, and how much there is to do here. We're eager to hear from our guests, both about anything they may need and any ideas they have for improving the property. We may be able to help you with anything from finding babysitting to suggestions for activities to finding a mountain biking guide. We are in the middle of a quiet friendly neighborhood. Spellman Point Road is a dead end road, so there is not a lot of traffic. Just a 3 minute walk down Bay Road is a Middlesex Land Trust park with trails for walking and mountain biking. Five minute drive to either Stop & Shop or Big Y for grocery shopping. Eight minute drive to the large playground at Memorial School. Lots of cute shops along downtown Main Street. 6 minute drive to the Air Line Trail, a great bike or walking rail trail. We are right on Lake Pocotopaug, a beautiful body of water, providing boating and swimming opportunities. Across the lake from us is a town beach with a playground, and it is open to the public (although only residents can park there). We have a rowboat, kayaks and paddleboards for use by our guests, and a slide out on the water which kids will enjoy. On occasion the owners may also use the kayaks, paddle boards, rowboat or slide. Plenty of free parking. Approximately 1 mile walk to Middletown Area Transit bus stop. The owners of the house live in the adjacent property. We are always available by messaging for any questions or problems, and usually can come over in person if necessary. Like many lakes in CT, Lake Pocotopaug has had in the past problems with an overgrowth of blue-green algae, typically in the late summer. In spring 2020, East Hampton installed a bubbler system to prevent further algae blooms, and the town has also been actively addressing this problem with a combination of treatments, education and other mitigation efforts. This seems to be working well, and we haven't had an algae bloom in the last couple of summers, and water quality has been good. But we can't guarantee that there won't be an algae problem in the future. Should there happen to be an algae bloom causing the town beach to be closed for swimming during your stay at our property, we will offer you these options: 1. You may cancel your stay with no penalty. 2. You may keep your reservation but take a 20% rebate on the daily rate. Blue-green algae, also known as Cyanobacteria, can cause health effects on exposure, mainly if the water is swallowed, so it’s best for children not to swim if there is an algae bloom, and for adults to use their discretion. Some people with sensitive skin may have irritation from water exposure, but most people are able to continue to kayak, paddle board, etc. even during an algae bloom. If interested, check with your hosts about local baby-sitters, all kinds of biking expeditions, windsurfing and other local activities. The apartment is a completely self-contained private space for your exclusive use. It is separated from the main house by a locked door. Visitors may be able to hear us moving around, but typically we are quiet. We have no children, but we do have a very gentle German Shepard. Adult pets are welcome if they are trained and well behaved. No puppies please. There is a pet fee and a maximum of 2 pets. The Bedroom: A spacious bedroom with one queen bed and a futon. Fluffy pillows and blankets and linen provided. The Bathroom: The bathroom is located within the unit just outside of the kitchen, with a shower, washer and dryer. The Sitting Room: There is one chair and a full size couch, as well as a large TV with many streaming options. There is a functioning electric fireplace. Dining Area: There is a dining table in the kitchen, for you to enjoy your own cooking, order in, or grab a quick breakfast. A car is a must to get around the area - Uber and Lyft are available, as are food delivery services. Other things to note The Details: A selection of pillows is provided for your comfort, and the rooms have shades and curtains to keep the light to a minimum while you are sleeping.
