The cost for exchanging the tank is approximately $28. Firewood for the fire pit falls under the same situation. - Pest control services are scheduled to come every 3rd or 4th Thursday of the month to spray both outside and inside of the unit. They will knock on the door to confirm if it's okay to spray inside. - We provide a starter pack of toilet paper and paper towels. For longer stays (3 or more days), please expect to supplement these items on your own. - Smoking is not permitted in the unit or within 10 feet of any windows or doors. Guests will be charged a minimum fee of $500 for smoking in the unit, having a large gathering or party, or bringing an unauthorized/unapproved pet. - We allow one dog for a non - refundable fee of $200. We request that you bring a kennel to keep your dog in while you are away to minimize any damage to the furniture. - This property is a duplex, and both units can be rented out for 8 guests. Each unit has a separate outdoor gate entrance, but there is a smaller gate that provides access between the two units. There are different front door locks for each property, so you may see the other guests at some point if accessing the washer and dryer. - By booking this, you agree that any violation of our house rules will result in forfeiture of your reservation without a refund. - Check-out time is at 11 am. There is a fee of $150 for every half-hour that passes if you have not checked out. Unfortunately, we had to implement this due to some guests not leaving on time, which causes backup for our cleaners and managers. - We expect the place to be in outstanding condition upon your arrival. However, if something is not to your satisfaction, please let us know, and we will make it right. Please understand that we cannot control acts of nature or occasional equipment malfunctions, such as HVAC, water heater, or power outages. Still, we promise to act on it and get a service technician out within 24 hours of your notice. Please note that we do not offer any discounts or refunds if these things happen and are fixed within the promised time frame.

This impacts future guests' stays and there's a fine of a minimum of $750. (Person that books agrees to this minimum fee as it represents their entire group.) NO STREET PARKING ALLOWED. - Minimum of $750 fine charged to the person that made the reservation. - There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals. - There's a Smart TV in the living room that has YouTube TV (cable with live TV and on-demand) as well as some TV apps. Feel free to log in to any of your personal apps if you wish to. - String lights outside, 43-inch-TV in MBR that has Roku channel, live TV, and free apps, 40-inch-TV in second BR, and 58-inch-TV outside. - HVAC companies recommend setting a minimum temperature of 72 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation. Thank you. - Please keep in mind if something is not to your satisfaction, please let us know upon the day you check-in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we promise that we will act on it immediately and find a resolution within 24 hours of your notice.
