This 3 Bed/3 Bath (SLEEPS 8) condo offers DIRECT PRIVATE BEACH ACCESS and fantastic oceanfront views from a COVERED BALCONY. Amenities include 2 oceanfront pools with lounge chairs, 2 elevators, and 4 public outdoor showers. Directly facing the OCEAN, guests will enjoy the unobstructed PANORAMIC VIEWS OF THE BEACH from the 27-foot private covered balcony. This villa is perfect for entertaining family and friends, featuring an OPEN FLOOR PLAN that includes the kitchen, dining room, and living room areas. The dining table has 8 comfortable seats, with an additional 4 at the adjacent bar off the kitchen. The oceanfront MAIN BEDROOM features a memory foam king bed and a full en-suite bathroom with dual sinks, a tub, and a separate walk-in shower. Down the hall, the second bedroom is furnished with a queen bed attached to a full bathroom that is also accessible from the hallway. The third bedroom has 2 twin beds with access to the third full bathroom. This oceanfront getaway is perfect for putting your feet up and enjoying the ocean breeze!! Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historical exploring, the famous Downtown Charleston is only a 25-minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!  The Space Bedroom 1: King (Oceanfront), Private Bath (Jetted Tub, Walk-In Shower), TV, Cable, Ceiling Fan Bedroom 2: Queen, Private Bath (Tub/Shower) Bedroom 3: 2 Twin Beds, Full Bath, also accessible to Hall (Tub/Shower Combo) Living: (Oceanfront) Queen Sofa Bed, TV, Ceiling Fan Announcements: If you are booking this property for a reservation stay between September 2024 and May 2025, the HOA will be replacing the windows on the beach side of the building, one stack at a time. They will be starting at the west end (near the column of units 123, 223, 323 and 423) and working their way towards the East end (to the column of units 101, 201, 301 and 401). At this time, the HOA has not disclosed any further information on this project. Some welcomed news in 2024 is The City of Folly Beach will be re-nourishing our beach which is much needed!  Although not confirmed by the city, work is expected to start around early March until mid-August 2024 and will be focused one block at a time.  While we expect this to be a net positive to everyone (more sand and larger beaches), there is a small chance there will be construction on the beach and/or beach closures near this home. Notes You must be at least 25 Years old to rent this home. Contactless Check-In: This home offers a KEYLESS ENTRY SYSTEM, and we will provide the code before your arrival date.  Free parking is available with parking passes for 2 vehicles. Per HOA guidelines RV's, golf cart's and any other recreational vehicles are not allowed to be parked on the property. The community pool is open April-October (exact dates can vary depending on weather) and the fishing dock is open year round. Grills are not allowed, and no community grill is on site. 2 elevators are available in the building. While we manage this property, we do not manage the maintenance of this building which includes the elevator. The presence of an elevator does not indicate that the home is ADA compliant. We do not provide beach equipment, but anything available at the property is yours to use. Check-in time: 4 pm. Check-out time: 10 am. The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am. No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office. No smoking is allowed in or outside of the condo. House parties, weddings, functions, events, bands, DJs, etc., are prohibited. The occupancy can be at most 8 people at any time during your stay. We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking. 12 miles to Downtown Charleston. 22 miles to Charleston Airport. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license. Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.
