Briar Patch Bed and Breakfast offers charm and hospitality to match its historic location, nestled in the foothills of the Blue Ridge and Shenandoah Mountains and close to Middleburg, Virginia. The Bed & Breakfast is a historic farm (c. 1805) on 47 rolling acres in the heart of Virginia horse, antiques, and wine country.
Area attractions include hiking, biking, horseback riding, tennis, golf, scenic drives, visiting wineries, antiquing, and eating in the area's fine restaurants. We also host events such as weddings, company retreats and picnics, family reunions, and other festive occasions. Pets can be accommodated for a minimal fee by prior arrangement.We are only 20 minutes from Dulles Airport and about an hour from Washington, DC. |

Cancellation Policy: |
If a reservation is cancelled 10 days or less before the arrival date, the cost of the reservation is forfeited unless we are able to re-book the room(s) or you wish to apply it to a future stay. No shows (cancellations without notice) will be charged the entire amount of the reserved stay. Reservations of three or more rooms require a thirty day cancellation notice |

Dogs and cats can be accommodated for a fee of $10 per night by prior arrangement. Owners must clean up pet waste.
Pets must be crated if left alone in your room.
We have the right to limit pets to certain sizes or breeds or to certain rooms.
Pets must be fed on a mat or outside.
If the pet climbs on furniture, the furniture must be covered with a sheet or throw. Ask for one if you need.
Please wipe off dirty pet paws before entering the house or cottage.
Damage will be charged to the guest's credit card.
Unsociable pets (barking, chewing, aggression) may be asked to leave.
