Prospect Hill Bed and Breakfast Inn in Mountain City, TN is the place to relax and reconnect with nature. Our bed and breakfast is within Tennessee's most scenic region and is convenient to many outdoor and nature-oriented activities in Tennessee, the Southwest Virginia Highlands, and North Carolina's High Country.

The inn is picturesque for weddings, elopements, and many special events. In addition to giving you Tennessee's first sunrise, our renovated country mansion features traditional furnishings and original art collections. All rooms are comfortable and unique with private baths - some with whirlpool tubs, many with fireplaces.

Check In Policy:
Regular check in is 3-6 pm. Late check in permitted, especially on Fridays. Arrival time will be asked at time of reservation. Early check in may carry an added fee.
Check Out Policy:
11 a.m. You may check with the innkeeper the day of exit as to later times.
Cancellation Policy:
3-, 7-, 14- or 50-day cancellation period for inn rooms. Assigned based on date (busy weekends required 7-14 days. NASCAR weekends carry a 45-day cancellation period.
Children:
Well-behaved children (the inn's rooms fit a maximum of 3 persons; children fit better at the cottage.) Some weekends children are excluded.(romantic times, etc.) Kids and dogs always welcome at A Cottage in the Woods, our 3 BR/2BA self-catered house 9 miles north of Mountain City and south of Damascus, VA (Virginia Creeper Trail and Appalachian Trails). Iron Mountain Trail runs along edge of this 30-ac. property.
Childcare: No
We can try to find a sitter but we do not have one on call.
Deposit Policy:
Credit card required to hold room. Cottage in the Woods: 50% required upon booking. Remainder at 30 days out or at booking which ever is closer to date of stay.
Pets Welcome
No pets (except certified service animals) allowed at the B&B. Pets are always welcome at A Cottage in the Woods. Call the inn for details. Plan to bring a crate IF you pet does not travel along with you when you go out for the day.
Pets Living At Inn: Yes
One outdoor cat we lives in the new inn office and one indoor cat who lives in our private quarters and is shut out of the guest rooms.
Smoking: Outside
Room #5 has a private porch suitable for smokers. Room #1 has an exterior door leading to front porch and porch swing where smoking is OK. Room #2 is near an upstairs porch where smoking is fine (most of the time). Room #4 is not acceptable for smokers.

My husband and I spent our first Christmas as newlyweds at this B&B, and we couldn't have had a more relaxing/romantic weekend. Robert and Judy were excellent hosts. They sent us so much info in advance, since it would have been a challenge finding restaurants open Christmas Eve/Day. The house was beautiful, and we loved the fireplace and jacuzzi tub for two in our room. Breakfast was excellent, there were snacks everywhere, and I loved playing with the resident cats. The weekend went by way too quickly, but we can't wait to visit again!

My husband and I and two of our friends decided to take a motorcycle trip and ride on Route 421 “The Snake” instead of staying in an average hotel or motel we decided to make it a unique experience, after all, it was my anniversary weekend. Judy and Robert were wonderful, they emailed us some maps with for good riding and when we got there they gave us another map and pinpointed all the cool places to visit. They made our stay great, and we felt very welcomed and had plenty of space. The house is absolutely gorgeous, the bed was comfortable and I truly enjoyed the Jacuzzi tub, especially after a long day of riding. Breakfast was remarkable with homemade pancakes and syrup – my mouth waters just thinking about it. I would definitely recommend staying at Prospect Hill and if we ever make it back to Mountain City, TN we will definitely visit again.

The hosts, Judy and Robert, simply could not have been more helpful. They drew us maps to show the easiest ways to the attractions we wanted to see and had helpful suggestions. Robert's breakfasts were outstanding and he was flexible about time served so we could sleep late. The bed was comfortable, and the room inc. a basket of goodies for us to enjoy. The only down side was 20 steps to the second floor, but there is a dumb waiter for luggage and one downstairs room available. We would go back in a heart beat!

It is a beautiful home in a wonderful location. We really enjoyed both the Inn, the owners and their hospitality, and the many different areas to explore. Breakfast each day was a real treat but the attention to our "early rising" and making it easy for us to have our usual coffee was great. This attention to our individual need makes this a special place.

It was my first stay in a B&B and I loved it. The room was not only romantic but the upstairs jacuzzi for two was the finishing touch. It made for a very romantic weekend getaway. The inn keeper was excellent also.

Robert and Judy are great innkeepers. They are pleasant folks who go out of their way to make sure you enjoy your stay. Mountain City is a quiet escape from the stress of life. Stay with confidence.
