This B&B was comfortable, cozy,and in a great location. The innkeepers were great and the breakfasts were exceptionally good, with a wonderful presentation.

The Captain Preston House provides both the quietness and coziness of a "little getaway" while only located 1 block away from downtown Newport - the best of both worlds! The owners, JoAnn and Chad, provide their guests with a warmth, hospitality and friendliness that can't be beat!

We feel very lucky thst we found such a wonderful place with no experience of B&Bs.This was our first and as we told Chad & Joann they have spoiled us for any other.Very full breakfast,hairdryer and complimentary toiletries as well as clock radio and cable for a price that cannot be beat.Excellent value!

The proprietors (JoAnn & Chad) have created the most delightful experience for their guests. They go to great lengths to make sure that every detail is attended to. This was our second time staying at the CPH and we will continue to visit and stay once per year. No need to waste time/energy looking for a better place to stay in Newport, because it does not exist! 1 minute walk from downtown (Thames St.) and parking on-site.

Such a romantic place to relax and enjoy Newport. 2nd time at this B&B and it will continue to be our ONLY B&B in Newport. WE GOT ENGAGED IN THIS HOUSE, so it will always hold a special place in my heart. Can't say enough to do this place justice - just go and see for yourself! We have stayed at quite a few B&Bs, since we travel a great deal and enjoy this type of accomodation.We have had great rooms, great breakfasts, at times, great hospitality and disappointments as well. This experience was truly exceptional! The Inn is very well located to be able to walk to most attractions. The room was beautifully appointed with every need anticipated (even iron and ironing board!) Everything was spotless and inviting. The breakfast was the finest we've ever had. It began with juice, two breakfast breads, omelets one morning, waffles the next and eggs benedict today, all with breakfast meat. A lovely fresh fruit salad accompanied all this! The price of our stay was excellent for all we received. The most important, for us, quality however, was the spirit of hospitality that was there from the first encounter. It actually began prior to the visit with requests for restaurant suggestions and a very helpful reply. From the moment we rang the bell, JoAnn and Chad treated us with a warmth and genuine desire to make our stay pleasant. They could not have been more in keeping with what we look for in a B&B! As we drove away, we made plans to return. I'm tired right now from my trip home. The fact that I'm doing this rating now, says a lot about our experience, I hope! But this was such an exceptional B&B, that I asked JoAnn to give me the name of a website so that I could rate them. Linda and Mike Duffy

This was a great place to stay for convenience to area attractions in Newport and the innkeepers did an exceptional job with making us feel welcome. The decor of the inn was absolutely lovely!

The saying "you get what you pay for" does not apply when staying at the captain james preston house.We got the same accomodations and hospitality in inns costing twice as much.Our hosts Joann and Chad were extremely caring and made us feel like our own home. Her breakfast was excellent and ample. This is a must return next time in Newport {we have stayed in 4 other newport inns in the past, all lovely, but for much more money}.

Our stay at the Captain James Preston Inn was more than enjoyable. More because the owners were so gracious and friendly. They really made us feel like friends coming for a visit. Our room was pretty and unviting and the "common" rooms were elegant. We would go back in a "New York" minute!

Joann & Chad were very nice & made us feel at home. As a single mom traveling with 2 children I felt very safe.

I would tell them that this is the best Bed and Breakfast in the world. The innkeepers are friendly, courteous and down right fun to be around. The House has convenient parking and a great location in a wonderful little town.

The Captain James Preston house is a beautifully restored inn, with gorgeous antique furniture and fixtures. The location is fantastic for vacationers - within walking distance to all of the sights and shops of Newport. The Inn is also enhanced by the inn keepers who made our stay extra special. When I made the reservation I told them it was a surprise for my husband's birthday. When we arrived they had a "Happy Birthday" banner hanging in our room with a small birthday cake! The gesture was so sweet - it really made us feel at home. I rate the Inn with 5 stars.

Our hosts were warm and charming; available if needed but unintrusive. The house was just what we were looking for to celebrate our anniversary over a long weekend. The extra touches provided by Joann and Chad were noticed and appreciated right down to the fresh baked goods for breakfast and afternoon or evening snack. The room was comfortable and cozy. The breakfast experience was inviting - plenty of fresh fruits, pastries, etc. and interesting conversation with the other guests which resulted in breakfast at the table lasting beyond our expectations each morning. Our overall experience of this BnB was that we wanted to immediately share it with friends and family.

An exceptional value for Newport. From someone who often stays in B&Bs, this one exceeds expectations. The location is great for enjoying the sights and atmosphere of Newport; the house is beautifully maintained; and the owners are a young couple who are new to the business and clearly still excited about what they are doing. Overall it makes for a great stay -- as good as any B&B. One caution -- big eaters who want a sit-down breakfast should check first. They serve fresh fruit, cereal and very good home-baked rolls, muffins and cakes. Long term, the owners said they plan to serve full breakfasts beginning soon, but weren't sure when they would start. Still, I'd highly recommend this place.
