The Patriot House Bed & Breakfast is centrally located in Annville, Pennsylvania, less than two blocks from Lebanon Valley College and only 8 miles from Hershey, Pennsylvania attractions and activities. This spacious Victorian home constructed in 1870 has been beautifully restored and landscaped to recapture the elegance of the bygone era.
The house has four guest rooms for overnight accommodations. Each room is exquisitely decorated in the Victorian style but is also equipped with modern devices such as large high definition LCD flat screen cable TV and wireless internet. Included in the room rate is a hearty full breakfast. With advance notice we will strive to meet guest's dietary requirements.
The Patriot House has many common rooms including: a spacious parlor with a comfortable love seat, couch and chairs and a 47 inch high definition LCD flat screen cable TV, a music room featuring an antique baby grand piano; a sunlit breakfast room overlooking a beautifully designed lily padded fish pond and waterfalls; and a large dining room. The facility grounds are elegantly landscaped. The large yard offers flower gardens between long paved walkways which are well lit at night, statues, outdoor sitting areas and a large well lit parking lot. The large yard can accommodate a tent for large private party events. The Patriot House may be reserved for private events and parties. |

A full breakfast is served between 8:30AM - 9:30AM. We will accommodate other times as best we can, if necessitated by guests other commitments/appointments. Please let us know in advance if you have any dietary restrictions or concerns.

Check in time is from 3PM-7PM. If you are arriving after 7PM, please call us at least 24 hours in advance of your stay so that we may make special arrangements for your arrival. |

Cancellation Policy: |
If made 2 or more weeks prior, you will receive a refund of your deposit, less a $25 processing fee. Reservations canceled less than 14 days prior to arrival are responsible for all charges. If we can re-book your rooms, a full refund can be given less the processing fee. |

For the comfort of all guests, we are a non-smoking facility. Guests who do smoke, must do so outside of the building on our porches or patios. There is a $200 per day charge for those guests who smoke anywhere inside of the bed and breakfast. Additionally, we do not allow the burning of candles or incense in any of our rooms. |

Once again our stay was a resounding success. Laura is the key to making us feel welcome. We felt like she was genuinly glad to see us again and welcomed us warmly. The food was fabulous as always and you never go away hungry, From the fresh baked cookies to the always wonderful "chocolate basket." Can hardly wait to return.

We had a wonderful stay at The Patriot House in Annville, PA. We almost passed over this B&B because of the lack of reviews. We found out during our stay that the property has only been open 3 years and the owners hired an experienced innkeeper 6 months ago. The house is beautiful. We stayed 4 nights in the Justice Suite. It has a spacious sitting room, bedroom, and bath. Breakfast was creative and very good. The Patriot House is convenient to the Hershey attractions. I wouldn’t hesitate to recommend The Patriot House.

I owe this to a charming host Laura who was very willing to have my little ones come and enjoy her home. Most places don't accept children simply because of their age so thanks to Ms. Bunny who turn our family down we had the best time of our life and we stayed in the Best B N B near Hershey. The food was awesome and the ambience unforgettable. If you want a great stay and want to be treated like royality you owe it to yourself to indulge a little and be pampered, the suites are out of this world. I never have to figure out where to stay when I'm near Annville (Hershey), I found it people call it The Patriot House we call it heaven.

This Bed and Breakfast was everything I had hoped. I went for a "girl's weekend" with my mother and we had a wonderful time! Laura was wonderful and made us feel right at home. She made sure everything was to our liking and made some fantastic breakfasts. The entire house was beautiful, including our room. I would have liked to spend more time outside on the patio, but hey, it was 100 degrees outside! The location was nice too. Annville is a nice town with lots to do! I would recommend this place to anyone.

What a wonderful 3 days! The decor is beautiful, but more importantly it is comfortable. Of course a big part of feeling comfortable is Laura. She was so concerned that our stay was a great experience. And it was. Her culinary treats were excellent and a delicious way to start the day. She was so helpful on a day we had to get an early start to our day. Can hardly wait to go back, and we will!

A beautifully renovated B&B with charming rooms and parlor floor. The grounds were also beautifully kept. The innkeeper was lovely and the breakfast was delicious and filling. We appreciated the always-available snacks and drinks as we came in late the night of our arrival and were hungry. We stayed in the Liberty Suite while my parents stayed in the Freedom Room. The Liberty Suite was more expensive due to a sitting room in addition to the bedroom, however the Freedom room was just as nice, and had a shared back porch. We were thrilled with the result of our somewhat harried, last minute search for a place to stay while going to a family birthday party.

Very comfortable. The breakfasts were superb. Wifi was reliable. Decor was very attractive. The air conditioning was more than adequate during some HOT days.
The last time I had been in that house was in 1939; it was Dr. Monteith's home and office. A lime truck had run over me and broken my leg, and I was taken to Dr. Monteith.
