Welcome to Three Chimneys Bed & Breakfast Inn, a newly restored 1649 Mansion and Carriage house situated on a hill overlooking formal gardens, the Oyster River, and the Old Mill Falls. Just one hour north of Boston, 40 minutes from Manchester International Airport and within steps of the University of New Hampshire, the historic 23 room inn offers unique lodging, fine Colonial cuisine, a cozy old Tavern, outdoor dining, and banquet and meeting facilities. The inn is strategically located in the southern Seacoast Region, eight minutes from Portsmouth’s Strawberry Banke Museum, the John Paul Jones Home, and several historic mansions on tour, the inn provides a perfect base for taking short day trips to the Canterbury Shaker Village, antique, boutique, and outlet shopping, and the fishing villages along the rugged seacoast of Maine.

All the elegantly appointed guest rooms are located in the 1649 Mansion or in the 1795 Carriage House, and 17 of the 23 rooms have fireplaces. Rooms feature full-size Chippendale desks, two incoming lines for data ports, and cable TV. Business guests will have full access to a fax, and there is photocopying and email provided by the concierge.

The original homestead dining room and winter kitchen provides an authentic colonial setting for fine dining. Four fireplaces and Georgian décor recreate the warmth and charm of a fine Revolutionary era residence, with American cuisine and friendly, upscale service. The inn’s formal terraced gardens, overlooking the Oyster River provides an ideal setting for a wedding under the arbor. The conservatory and a selection of elegant interior rooms provide an impressive setting for special romantic occasions. Honeymoons and anniversaries are enhanced in cozy guest rooms with fireplaces, two person tubs and Jacuzzis...The ideal romantic getaway.

Check In Policy:
Check-in is 2:30 pm. If your travel schedule should bring you to the Inn at an earlier time, we will happily check you in and maintain your personal items in a holding area.
Check Out Policy:
Check-out is 11:00 am. We ask that you check out promptly in order to allow time to prepare the room for the arrival of our next guests.
Cancellation Policy:
The inn maintains a seven day cancellation policy. If a reservation is canceled seven days prior to the arrival date we issue a full credit less a $25.00 cancellation fee to cover credit card processing fees. If a cancellation is within seven days of arrival, the inn retains the entire deposit.
Children: Children ages 3+
Well mannered children are welcome.
Deposit Policy:
One night’s lodging is required at the time a reservation is made to guarantee the reservation.
No Pets Allowed
We regret we are unable to accommodate pets other than seeing eye dogs but will be happy to assist you in finding appropriate accommodations for your pets.

Smoking: Outside
The inn maintains a strict non-smoking policy. A charge of one night's lodging will be incurred for smoking in a guest room to bring the room back to a non-smoking state. Smoking is allowed on our terrace and in our gardens.
