The Yates House Bed and Breakfast is perfect for vacation, special occasions, or business meetings. Located 15 minutes west of Columbia and University of Missouri-Columbia and midway between Kansas City and St. Louis, two miles north of Highway I-70 in historic Rocheport, Missouri. The inn offers six luxurious guestrooms in two buildings. Three rooms are in Yates House, a reproduction of an 1850 roadside inn completed in 1991. Other rooms are next door in the Garden House building, built in 1840. Our lodging accommodations are perfect for romantic getaways, special occasions, Southeast Conference (SEC) sportsfans, weary Katy Trail cyclists, and adult friend and family retreats. The award-winning, widely acclaimed breakfasts are always freshly prepared. We feature seasonal and locally grown produce, eggs, cheese, meats, and herbs from our gardens incorporated into creatively new and traditional breakfast dishes.

By making this room reservation, you accept this financial responsibility. Late cancellation charges will occur in every case unless we are able to resell your room. Group room reservation (three or more rooms) cancellation notice for one or more group reservation rooms received thirty (30) or more days before your reservation date will generate no additional charges or other obligations. Group room reservation cancellation notice for one or more group reservation rooms received twenty-nine (29) days or less before your reservation date will generate full charges to you unless we are able to resell the room(s). My wife and I stayed at the Yates house in Rocheport for our 25th wedding anniversary. We could not have picked a better bed and breakfast and it was so good, we even extended our stay by an extra day. The Yates house features some spacious rooms which are very clean and well kept. They include amenities like a stocked refrigerator with complimentary waters and sodas and they even stock some dessert wine for an evening night cap. The garden area is gorgeous and well tended and we sat back there to watch and listen to the birds. Rocheport itself is listed as a National Historic town (the entire town) and you are easily in walking distance of anything that the town has to offer. We specifically picked Rocheport because of its proximity to the Katy Trail State Park as we are avid bicyclists. This is what brings many people to this area. Conrad and Dixie Yates are excellent hosts who go out of their way to make your stay enjoyable, comfortable, and above all, memorable. I would highly recommend this B&B and am somewhat reluctant to post this review as I would rather keep this to myself. One other thing....Dixie is an awesome cook. What sold us over on this B&B over the others in the area is that Dixie offered to cook our 25th anniversary dinner so we didn't have to go looking for a good meal, and I don't think I could have found a better meal in a 50 mile radius......it was that good. All in all, it was an awesome stay, and we plan to return in the fall.

This is an exceptionally beautiful place, outside and in. Rocheport is a quiet, quaint river town and the Yates House is a wonderful place to enjoy it. Conrad and Dixie are delightful hosts. The rooms are not only beautiful and comfortable but spotless!! It is a joy to settle in. Even better is Dixie's cooking. Oh my. A walk on the lovely Katy Trail was a necessity after the delectable breakfast. Don't miss a chance to spend some quiet time at the Yates House.

We have stayed at BnB's all over the midwest and east coast and the Yates House is by far the best one we have ever been. The food is exceptional and the homemade cookies left out for the guest are fantastic! Every thing is always very clean, crisp and very inviting. Make sure to bring a book or a game to play out in the garden. My wife and I try to visit at least once or twice a year. If you want a quite weekend away from it all this is the place to go.

Megan, best wishes on your wedding. May you and your husband be blessed with all sorts of health, wealth and happiness. And one day when you've had time to cool your jets, may you also return to Yates House to truly enjoy this gem of a B & B as it was intended-- a relaxing, quiet, cozy, comfortable and friendly place to lay your head and fill your belly. My husband and I are repeat customers who use every opportunity to head back to Rocheport and enjoy Dixie and Conrad's special hospitality and attention to detail we've witness them give each and every guest. Every visit has been just exactly the respite we needed. Yates House's intimate setting, narrow hallways and inviting open spaces urge you to sit a spell and gather your thoughts or quietly gather with other guests for conversation. Each room is so clean with the most comforting beds. Envision steamed bathroom mirrors, because they have tons of hot water! We've never had a bad moment here...or a bad meal or cookie, come to think of it! Our only regret in sharing this post will be the possiblity of the House being full if we get another chance to get away. We'll be back--again, again, and again!

We've stayed at the Yates House often and every stay has been delightful. The rooms are beautifully furnished, the linens are exquisite and Dixie's breakfasts are fantastic. Dixie and Conrad Yates are gracious and warm hosts and we've recommended the Yates House to many friends over the years.

Dixie Yates provided the best breakfasts we've ever had at a B&B or a hotel. The Yates House's setting is pastoral. The Katy Room was comfortable and spacious. The bathroom allows both of us to get ready at the same time. The whole property is sparkling clean. We'll be back many times.

Dixie was not friendly nor hospitable. I was staying there for my own wedding. She yelled at my photographer when he tried to enter to take photos of my mother putting on my veil. She brought my mom to tears moments before my wedding was set to begin. She even kicked out my grandmother who was in fact a "registered guest."

Response
This bride and her party violated numerous prior agreements regarding outside venders, outside guests, and rules designed to protect our property from abuse and liability. We require outside vendors (hair/makeup, photographers, florists, etc.) to checkin prior to rendering service. The wedding was not to be held at Yates House so we restrict numbers of unregistered guests on the property. Our requests for registered wedding party guests to intervene in the flood of unregistered guests onto the property went unheeded so we asserted our policy. This naturally resulted in a poor perception of our otherwise high level of hospitality. We regret the incident but felt our actions were necessary to protect our property and the comfort and enjoyment of other Yates House guests.
