Orchard Hill is an elegant Bed and Breakfast located near Excelsior Springs, Missouri. We are only 40 minutes north of downtown Kansas City, Missouri and 20 minutes from William Jewell College in Liberty, Missouri. The Arts & Crafts themed house is the crown at the center of our 80-acre spread. Our open grounds and extensive gardens provide an enchanting and beautiful setting for weddings and special occasions. You will be surrounded by intoxicating views and scents as you enjoy 3 acres of beautiful gardens, the six person hot tub, a stocked pond with bass and catfish, berry and fruit picking in season, and walking paths.

Orchard Hill boasts five uniquely decorated rooms and suites. In keeping with our orchard theme, the suites are aptly named Plum, Cherry, Berry, Pear and Grape. Each of these suites has its own private bath with double shower heads for the romantic wet time together. In addition to the unique appeal and décor of each suite, all suites are equipped with Satellite TV, with DVD/Video Players, CD Players, microwaves, refrigerators, and coffee makers. There is also wireless internet to accommodate the business travelers or those trying to stay in touch with the outside world.

Half of the room rate will be charged as a cancellation fee within 7 days of reservation.
Children:
Due to the Bed & Breakfast being a destination for romantic getaways, we do not allow children (below age 16) because of the potential disturbance it may cause to our other guests. However, children are more than welcome when a group rents out the entire house for a private function, or all bedrooms for a specific night. However, we are not set up with cribs or special accommodations that are required for small children. These items must be brought by the guest.

Deposit Policy:
A hold will be placed on your credit card for the amount of your booking. However, nothing will be charged until the day of your stay.
No Pets Allowed
Only personal assistance animals are allowed and will be accommodated to the best of our ability.
Pets Living At Inn: Yes
We have one dog but she is not an inside dog.
Smoking: No
Guests are welcome to smoke in designated areas outside of the house.

I can't say enough good things about Ted and his B&B. I knew as soon as I saw his beautiful place that I didn't want my wedding anywhere else. He was able to host my 125 guests with full catering service for the evening with plenty of room and customer care. My guests all say my wedding was a huge success, and that's due entirely to Ted. We rented his place for the whole weekend and the cost was very reasonable. On Saturday, hurricane force winds and torrential rains threatened to totally destroy the tent set up. Ted was out there in the thick of it, hanging on to the busted poles so it didn't fly away. With an hour to spare, the tent company brought a new tent and it was set up for the ceremony, just as blue skies appeared. All the guests commented on his gorgeously landscaped grounds, his tastefully decorated home, and the luxury of his guest rooms. Ted went above and beyond to make my event memorable - even lighting a (planned) bonfire for the kids so they could have s'mores at the reception. Ted was accessible, flexible and accommodating to the extreme. His breakfasts are pretty darn good too! We plan on going back at least once a year to celebrate our anniversary, and hopefully more just for the relaxation!
