Welcome to the Berry Manor Inn - A mid-coast Maine Bed and Breakfast. We are Rockland's premier bed and breakfast inn and the only AAA 4-Diamond rated historic bed and breakfast inn in mid-coast Maine.

Our well loved home has been a center of grand and gracious hospitality for more than a century and we are honored to share in this tradition as innkeepers of the Berry Manor Inn, and invite you to experience a return to graciousness and grandeur under our roof. We're located in a beautiful residential neighborhood with many impressive homes just a few blocks from downtown Rockland and the harbor... Check In Policy:
Check-in time is between 3 and 8 pm. Later check-ins can certainly be accommodated but do require advanced arrangments with the innkeepers.
Check Out Policy:
Check-out time is 11 am. If you require additional time to prepare to check-out please consult in advance with your innkeeper.
Cancellation Policy:
As a small business, cancellations can be a real economic hardship for us which is why we have require a minimum of 10-day notice to cancel or change any reservations. Cancellations or changes made within stated period will forfeit the stated advanced deposit amount.
Children: Children Welcome
The Berry Manor Inn caters to adults, couples and families looking for a luxurious escape to the Maine coast. Although children are not a large part of our clientele they are welcome but need to be supervised by adults at all times in the inn. We are sorry but we do not have cribs, highchairs or child-sized furniture on premise. Certain guest rooms are set up to better accommodate the needs and activites of parents with small children. Please speak with the innkeeper about your family's specific traveling needs.
Childcare: Yes
With advanced notice, the innkeepers can provide names of childcare and babysitters in the area.
Deposit Policy:
We require a valid credit card or payment by check to hold any reservation. Checks must be received within 7 days of reservation being made. The advanced deposit amount of 50% of your reservation with a minimum of one-night stay will be required and forfeited if the reservation is cancelled within ten days of commencement (special cancellation policies are in effect for major holidays and special events).
No Pets Allowed
The innkeepers will gladly provide the names of local boarding facilities for your traveling pets. Captain Nemo, our rescue cat, does not share his home well with others!
Pets Living At Inn: Yes
We have adopted a rescue cat named Captain Nemo. He is outdoors by day and in our private quarters at night. Given his habits and the set up of our inn, past guests have not had any allergy issues. Please contact the innkeepers with your special concerns with Nemo so that we can work with you to make this a great experience for you.
Smoking: Outside
Maine is a smoke-free state. Smoking is allowed in designated outside areas only.
