Check In Policy:
There is a 3:00pm arrival but all check-ins must be arranged by appointment with the Innkeeper. The doors are always closed. We are flexible with the arrival time and you can store your bags if the room is not ready. We do not generally encourage arrivals after 9:00pm. Please discuss this with the Innkeeper before you confirm your reservation.
Check Out Policy:
Check-out is 11:00am. You may store your luggage here if you have a late departure. There are some exceptions during holidays like Mardi Gras when check out at 11:00am is mandatory.
Cancellation Policy:
14 days prior to arrival unless the deposit is non-refundable. There is a $20 cancellation fee once the reservation is confirmed.
Children: Children ages 6+
We have high staircases and therefore the home may not be appropriate for young children. Please inquire with the Innkeeper before confirming a reservation
Deposit Policy:
One night advanced deposit plus tax; some events, holiday and group bookings require additional deposits. Deposits may also be non-refundable during high demand periods and special events.
No Pets Allowed
Sorry, we are unable to accommodate pets, but we are happy to refer you to facilities that accept your family friend.

For our first trip to New Orleans last fall, we couldn't have chosen a better place to stay. Our room was large, clean, and very quiet; the location was great, and the historic inn was very quiet, comfortable, and beautiful, with period furnishings. It has a front porch and terrace (where we had breakfasts), and a lovely view of St. Charles Ave. Our trip was over Halloween weekend, and online, we got the last available room. When we called to confirm, Joe, the innkeeper, went out of his way to call us back from a boat, within a few hours. He and his wife Bebe and their staff catered to our every need. Chris and Mike

Our stay at Avenue Inn and Bed and Breakfast was terrific! Suzanne and I went to New Orleans for parents weekend at Tulane University and the location was perfect. It was a short street car ride, which we caught right in front of the Inn, to get to the university. The French Quarter was a short ride in the opposite direction for more fun. Joe and Bebe were great hosts and made us feel right at home. Joe made lunch reservations for us at Superior Seafood down the street and got us right in, dispite the crowd. We brought a grand daughter and they brought in a roll away bed for her, no problem. Looking forward to our visit there next year. John Dorsey

Beautiful restored mansion in the Garden district. Knowledgeable hosts and quiet area close to the trolley. We would stay here again and recommend this to anyone interested in visiting NO. Great time of year too. Oct 2015

What a wonderful find. Beautiful historic mansion on St Charles in a great location. We celebrated our birthdays and anniversary here. Joe and Bebe, the owners, could not be more gracious or hospitable. As others noted, you are greeted with warm cookies and we too received a lovely room upgrade in honor of our celebrations. Location is fabulous - a 20-25 minute wonderful streetcar ride away from the noise of the french quarter (stop literally at the door) with cars coming every 10 minutes - getting around was super easy - even at 1 am --- we were thrilled not to have a car. Nice, easy places to walk to as well - garden district, magazine street, SHAYA restaurant, Le Bon Temp where Soul Rebels play ( not to missed if they are in town) and Hansen's snoballs. Amazingly huge "continental" breakfast that includes hard boiled eggs, yogurt, cereal, pastries and more. You can eat outside on the veranda or in the lovely garden out front. It doesn't get any better to imagine what life was like in NOLA, living in a grand house. Gracious stay with wonderful folks. Highly recommend.

For those of us who donít live in one of those beautiful mansions on St. Charles Ave. this is your opportunity to experience the grandeur of southern living. The rooms with their high ceilings and huge windows overlook the streetcar line. Homemade breads are baked fresh daily for breakfast and there are many restaurants and bars in the surrounding area. Staying at the Avenue Inn Bed and Breakfast gives you a completely different New Orleans experience. It is one of culture and elegance in the Uptown/Garden District. It may be a short cab or streetcar ride the French Quarter but it feels like you are in another city.

This place is gorgeous! We stayed in the honeymoon suite for our 10th anniversary and were very impressed with everything from the comfortable bed to the cute four claw bathtub that was original to the house. Joe and his wife are super friendly and more than willing to help with restaurant recommendations, things to do, etc. They put together a small vow renewal ceremony for us that was beautiful and surpassed our expectations. Be sure to go to superior oyster bar right down the street for some amazing chargrilled oysters!

We had a wonderful stay at the Avenue Inn! The property is beautiful and the rooms are very elegant. Comfy beds and incredibly clean. Perfect location for sightseeing. Joe & Bebe are fantastic!! We will most definitely being going back for another visit. Don't hesitate to stay here!!

Stayed around Mardi Gras time in April. Convenient location with history behind the B&B, everything needed for our stay including a comfortable feel from the porch to the dining area to the room, owners very friendly & knowledgeable, and recommend to stay.

Found the Avenue Inn Bed and Breakfast after an internet search and what a find! Had an amazing stay and all the tips from the inn keepers were great.
