Nestled among the centuries old oaks on the famed St. Charles Avenue Streetcar line, this 1891 Thomas Sully mansion offers turn-of-the-century charm to match its historic location. From the heart of the Uptown/Garden District, guests need only minutes to reach the New Orleans French Quarter, Central Business District, Morial Convention Center, Tulane and Loyola Universities, Riverwalk shopping, Lafayette Cemetery, the D-Day Museum, Audubon Zoo, The Aquarium of the Americas, and The Louisiana Superdome all located in New Orleans, LA. Access to these destinations is easy via the streetcar that stops at the Avenue Inn Bed and Breakfast front door and operates 24 hours a day.

Check In Policy: |
There is a 3:00pm arrival but all check-ins must be arranged by appointment with the Innkeeper. The doors are always closed. We are flexible with the arrival time and you can store your bags if the room is not ready. We do not generally encourage arrivals after 9:00pm. Please discuss this with the Innkeeper before you confirm your reservation. |
Check Out Policy: |
Check-out is 11:00am. You may store your luggage here if you have a late departure. There are some exceptions during holidays like Mardi Gras when check out at 11:00am is mandatory. |
Cancellation Policy: |
14 days prior to arrival unless the deposit is non-refundable. There is a $20 cancellation fee once the reservation is confirmed. |

We have high staircases and therefore the home may not be appropriate for young children. Please inquire with the Innkeeper before confirming a reservation |
Deposit Policy: |
One night advanced deposit plus tax; some events, holiday and group bookings require additional deposits. Deposits may also be non-refundable during high demand periods and special events. |

Fantastic location, fantastic setting. Joe and Bebe were wonderfully hospitable and helpful. We enjoyed the Inn it self, we loved the area around it, and the proximity to the streetcar and the main drag of St. Charles was perfect for exploring. On our next trip to New Orleans, (yes, we've already decided to go back) we'll certainly stay at the Avenue Inn again.

Awesome stay at the Avenue Inn! Joe and Bebe are wonderful hosts, starting with the warmest welcome and orientation, then recommendations on places to eat and see, all given our personal time constraints. Our room was amazing! Delightfully charming style, the most comfortable bed ever, lovely (environmentally friendly) bathroom amenities, instantly hot water with great water pressure in the shower, clean and comfortable throughout. Breakfast was plentiful, and the generous selection of snacks and bottled water available around the clock was a much appreciated bonus. The location couldn't be better - a beautiful neighborhood for walking, right on the streetcar line, great location. Loved being in this old, beautiful mansion, and Joe and Bebe truly treated us as guests in their home. I'll definitely be returning to NO, and this is the only place I'd consider staying!

What a wonderful well kept secret! All visitors should stop by and spend a night or two. Very beautiful and clean rooms. You can have a delicious breakfast on the front patio and listen to the birds. Centrally located so you can jump on the street car to visit Universities or go downtown to the French Quarter. Joe and Bebe are great hosts with warm southern hospitality.

Fantastic place to stay! We were able to enjoy the hustle and bustle of downtown and the French Quarter and retreat to this beautiful, peaceful inn where Joe and Bebe welcomed us warmly. For a change of pace from the French Quarter, we could easily access a beutiful park, zoo, local universities and a shopping mecca on Magazine Street within walking distance form the Inn. Highly, highly recommend Avenue Inn to all New Orleans visitors!

Amazingly Beautiful Place, Wonderfully warm and helpful people. I love the Avenue Inn Bed and Breakfast. Joe and Bebe took really great care of us. Literally helped us plan our whole New Orleans experience as we had never been there before. The room was so beautiful with a BIG cozy bed. The location is perfect a lot of things to do. Wherever you cant walk the Saint Charles Avenue Streetcar can take you as the B&B is conveniently located on the streetcar line. The food was great and quite a large selection for a continental breakfast and this was the first place I ever stayed that offered me as many free snacks as I wanted through out the day. We really got so much more then we planed for and it was great. Staying at a hotel is just not the same anymore.

What a delightful experience. Staying at The Avenue Inn was so much more enjoyable than checking into yet another cookie cutter hotel. In a city as unique as New Orleans, it makes sense to stay in a warm and spacious old New Orleans mansion. And I can't say enough about the hospitality demonstrated by Joe and Bebe. We met some charming people, felt right at home, and are looking forward to our next visit. With a daughter entering Tulane, we anticipate many more stays at the Avenue Inn

Excellent B and B. It was clean and quiet with a nice breakfast served each morning. Joe was very helpful with advice for restaurants, tours, and general New Orleans information. The trolley out front made getting downtown very easy. Free off street parking behind the inn was great. My husband and I would gladly go back.

Joe and Bebe do such a wonderful job at this lovely, well maintained B&B. They went above and beyond in helping us make dinner reservations, go on tours and giving an overview of the city. They could not have made us feel more welcome. Rooms are lovely, very clean and just the right amount of modern ammenities while keeping to the traditional feel of the house. Our stay was outstanding and I highly recommend the Avenue Inn B&B.
