From the center of Uptown, guests can ride the streetcar to quickly reach the French Quarter, Central Business District, Morial Convention Center, Tulane and Loyola Universities, Riverwalk shopping, Lafayette Cemetery, the World War II Museum, Audubon Zoo, The Aquarium of the Americas, and the Mercedes Benz Superdome.

Check In Policy:
There is a 3:00pm arrival but all check-ins must be arranged by appointment with the Innkeeper. The doors are always closed. We are flexible with the arrival time and you can store your bags if the room is not ready. We do not generally encourage arrivals after 9:00pm. Please discuss this with the Innkeeper before you confirm your reservation.
Check Out Policy:
Check-out is 11:00am. You may store your luggage here if you have a late departure. There are some exceptions during holidays like Mardi Gras when check out at 11:00am is mandatory.
Cancellation Policy:
14 days prior to arrival unless the deposit is non-refundable. There is a $20 cancellation fee once the reservation is confirmed.
Children: Children ages 6+
We have high staircases and therefore the home may not be appropriate for young children. Please inquire with the Innkeeper before confirming a reservation
Deposit Policy:
One night advanced deposit plus tax; some events, holiday and group bookings require additional deposits. Deposits may also be non-refundable during high demand periods and special events.
No Pets Allowed
Sorry, we are unable to accommodate pets, but we are happy to refer you to facilities that accept your family friend.

We really enjoyed our stay at the Avenue Inn. You cannot beat the location, accommodations or the hosts. Joe and Bebe are a wealth of knowledge and genuinely want to make sure you are happy with your visit. We will definitely return.

This is a must stay Bed and Breakfast! I absolutely loved my stay at Avenue Inn B & B. The owners Joe & Bebe were very hospitable, knowledgeable, & very informative. Every place we asked them about whether it was places to see or restaurants, they knew where to go. They were wonderful and the room was so spacious & very well decorated! I would definitely recommend to everyone!

Five star experience at this lovely bed and breakfast in New Orleans. Wanted a special place to stay for our 45th anniversary and feel that we made a great choice. Our elegantly decorated room had a king bed, fireplace, dining area and private bath. It was nice to just park our car and ride the bus and trolley to the French Quarter. The bus stopped just across the street and we found it easy to get around. We would definitely stay again. Thank You Joe & Bebe

Joe and Bebe are truly great people to stay with. The house is in a great location. There are great restaurants nearby. There is abundant parking. The rooms are very comfortable and quiet. They run a great place to stay and they do whatever they can to help you. This was a business and pleasure trip. They helped with both. We got reservations to the most popular restaurants. I could not get reservations at the Commanders Palace. One call from Joe and we got in immediately! They told us of the "must see" places and "must do" things. I even got good counsel on the business conditions and where New Orleans is going. Why would I stay anywhere else? We will be back! Mark and Jean

Joe and Bebe were exceptional hosts and their B&B is beautiful! We enjoyed the breakfasts and coffee. Avenue Inn is quiet and has easy access to downtown by trolly. We would stay again!

Avenue Inn Bed & Breakfast was the perfect place to stay in New Orleans. Joe, Bebe, and Nedra were all very knowledgeable about the city and had many recommendations for restaurants and sight-seeing. Furthermore, they were easily able to book my wife and I tickets for basically whatever tour we desired. The home is beautiful and maintains an authentic Garden District character. The rooms were charming, comfortable, and larger than other bed and breakfasts at which we've stayed. The chambermaid keeps the rooms clean and supplies them with fresh towels and toiletries every morning. The location was very central and convenient. The streetcar stop is right out in front of the property and will take you directly to the French Quarter in one direction or further into the Garden District (amazing homes) and uptown where the Audubon Zoo & Park are, in the other directions. It was nice to be close to, but not stuck in, the boisterousness of the French Quarter. I highly recommend and implore all readers to consider staying at Avenue Bed & Breakfast for an authentic and rewarding New Orleans trip.

We chose the Avenue Inn based on its location and past reviews. What a great decision! We couldn't have done better! It was a great location, away from the noise of the French Quarter, yet right on the streetcar line for easy access to everything. Our room was beautiful, with 12 foot ceilings and filled with period furniture. Despite being right on the streetcar line, our room was very quiet. The continental breakfast was quite extensive and there were always snacks available. The large front porch and courtyard area exuded southern charm. Our hosts Joe and Bebe were always there if we needed anything, but unobtrusive so that we felt "at home". We are already planning another trip and will definitely stay at Avenue Inn.

This is a very nice, quiet, comfortable New Orleans B and B in a great location on St. Charles Ave. Other features include off street parking, great front porch, walking distance to several very good restaurants, and wonderful hospitality from the owners.
