Nestled among the centuries old oaks on the famed St. Charles Avenue Streetcar line, this 1891 Thomas Sully mansion offers turn-of-the-century charm to match its historic location. From the heart of the Uptown/Garden District, guests need only minutes to reach the New Orleans French Quarter, Central Business District, Morial Convention Center, Tulane and Loyola Universities, Riverwalk shopping, Lafayette Cemetery, the D-Day Museum, Audubon Zoo, The Aquarium of the Americas, and The Louisiana Superdome all located in New Orleans, LA. Access to these destinations is easy via the streetcar that stops at the Avenue Inn Bed and Breakfast front door and operates 24 hours a day.

Check In Policy: |
There is a 3:00pm arrival but all check-ins must be arranged by appointment with the Innkeeper. The doors are always closed. We are flexible with the arrival time and you can store your bags if the room is not ready. We do not generally encourage arrivals after 9:00pm. Please discuss this with the Innkeeper before you confirm your reservation. |
Check Out Policy: |
Check-out is 11:00am. You may store your luggage here if you have a late departure. There are some exceptions during holidays like Mardi Gras when check out at 11:00am is mandatory. |
Cancellation Policy: |
14 days prior to arrival unless the deposit is non-refundable. There is a $20 cancellation fee once the reservation is confirmed. |

We have high staircases and therefore the home may not be appropriate for young children. Please inquire with the Innkeeper before confirming a reservation |
Deposit Policy: |
One night advanced deposit plus tax; some events, holiday and group bookings require additional deposits. Deposits may also be non-refundable during high demand periods and special events. |

What a delightful experience. Staying at The Avenue Inn was so much more enjoyable than checking into yet another cookie cutter hotel. In a city as unique as New Orleans, it makes sense to stay in a warm and spacious old New Orleans mansion. And I can't say enough about the hospitality demonstrated by Joe and Bebe. We met some charming people, felt right at home, and are looking forward to our next visit. With a daughter entering Tulane, we anticipate many more stays at the Avenue Inn

Excellent B and B. It was clean and quiet with a nice breakfast served each morning. Joe was very helpful with advice for restaurants, tours, and general New Orleans information. The trolley out front made getting downtown very easy. Free off street parking behind the inn was great. My husband and I would gladly go back.

Joe and Bebe do such a wonderful job at this lovely, well maintained B&B. They went above and beyond in helping us make dinner reservations, go on tours and giving an overview of the city. They could not have made us feel more welcome. Rooms are lovely, very clean and just the right amount of modern ammenities while keeping to the traditional feel of the house. Our stay was outstanding and I highly recommend the Avenue Inn B&B.

Absolutely the best! Situated on beautiful St. Charles Avenue, The Avenue Inn is a charming, comfortable place to stay while visiting and enjoying New Orleans. Joe and Bebe are perfect hosts - warm, friendly, accommodating, and full of suggestions to make your visit fun and memorable. This was our second visit and will certainly not be the last! You will not be disappointed!

Ave. Inn is a great place to stay. Joe and Bebe are fantastic inn keepers. The house is clean and comfortable, the location is terrific and NOLA is a great place to visit.

We loved our stay at the Avenue Inn! Our room was clean and spacious, with a very comfortable bed. The continental breakfast was ready when we were and included bagels, yogurt, hot & cold cereals, fresh fruit, and a fresh bakery item each day in addition to coffee and tea. There was also a copy of the local newspaper each morning.
The St. Charles Avenue streetcar stop is a short walk from the front door, making it possible to travel easily to the French Quarter and the Riverfront while leaving the car safely parked at the Inn. The innkeepers are very knowledgeable about New Orleans and ready to help with dinner reservations, tour tickets, etc., and when you return, there are free snacks available.
We plan to make a return visit to the Avenue Inn.

My wife and I decided to spend our 1-year anniversary in New Orleans, and we decided to stay in a B&B instead of a hotel. All I can say is WOW. Even before we arrived, I knew we had made a great choice. The innkeepers, Joe and BeBe, were so very helpful setting up dinner recommendations and offering advice on things to do and places to go. I was pleasantly surprised that Joe decided to upgrade our room at no charge because we were celebrating an anniversary. It was nice not having to pay for parking and having a wonderful breakfast waiting on use every morning. The 24-hr snack bar was an added bonus. We loved it so much that we decided to stay an extra night.
When you come to a city like New Orleans, you definitely shouldn't stay in a cookie-cutter hotel. Stay in a place with people who know and love the area and will bend over backwards to make your experience special. We will definitely be back here the next time we are in New Orleans. Don't even think about it, just book it. You won't be sorry!!!

A co-worker and I, who manage a bed & breakfast, chose to stay at Avenue Inn when we planned a trip to New Orleans. Having met Joe and BeBe at B&B conventions, we were always amazed at the knowledge they possess about running a B&B. Therefore, it was a "learning" vacation for us, as well as a relaxing one. Joe and BeBe met us with gracious hospitality even though we were an hour early for arrival. In the next 3 days, without our having to ask, Joe and BeBe gave us so many tips on running a B&B, we couldn't wait to get back home and put those ideas into effect at our own B&B. We loved Joe's comment during check-in that the first thing he insisted on was that we have a good time. We had so much fun, it wasn't just a good time - it was a Great Time! If I could give a rating higher than 5 stars, I would give them more stars. The house is located in a perfect place, on beautiful, quiet St. Charles Avenue, with very easy streetcar access to the French Quarter, Audubon Zoo, Tulane and Loyola colleges, and various restaurants all along the way. Just riding the streetcar was fun and so much nicer (and cheaper) than taking a taxi. Avenue Inn exceeded our expectations, the owners were extremely helpful and friendly, and it is not easy to find an inn with that much historical personality and cleanliness. We cannot wait to go back!

Wonderful Bed and Breakfast. I stayed here with my mom for a long weekend. We went to an open house at my future law school and this was the perfect location. It was equal distance to the schools as well as to all of the fun of New Orleans!

Talk about luck! Our first visit to New Orleans, and we found the best bargain in town. The Avenue Inn Bed and Breakfast has it all: location, beauty, comfort, excellent professional standards, outstanding service, all for an affordable price. We came to New Orleans because our granddaughter had been accepted to Tulane University and needed to visit the school before making a decision. Finding the Avenue Inn on the Tulane University website, I chose it because it was close to the school and reasonably priced. What a lovely surprise! Bebe and Joe welcome you into their elegant home with genuine Southern hospitality and tell you that their first rule is that you have a great time in New Orleans. Well, they certainly succeeded with us. Each day as we explored New Orleans, we were delighted to return to the lovely tranquility of the Avenue Inn and the architectural beauty of the Garden District, remarking over and over how thankful we were not to be staying at an impersonal hotel in the French Quarter. Getting around was easy with the streetcar right outside the front door, and Joe and Bebe were so helpful with suggestions of things to see and do, places to eat. You don’t need a guidebook at the Avenue Inn. Thanks to them, we had a wide variety of experiences during our four-day visit. We hope that our granddaughter does choose Tulane so that we can return often, and it will be to the Avenue Inn.
